The future of Multi-Tenant Buildings is changing and new technology solutions can deliver advanced renewable and carbon-free design strategies.

HONE Future Building Multi-Tenant Solutions for ESG and nZEB compliance.

The design of energy usage in our buildings is changing quicker than at any other time historically. Fast evolving Government & European policy, in addition to changing customer climate expectations, are unprecedented.

Using HONE’s Thermal/Electric Renewable Technology, which holds the world’s highest output performance per sqm, allows the development of the most climate-friendly energy systems. HONE TE panels make both heat & power from the same area and are certified to produce seven times more kWhr per sqm versus Solar PV on its own. This means you only need 14% of the roof space versus Solar PV to make the same energy.

Four thousand coal plants produce 40% of the world’s electricity today. Eighty countries are using coal power, up from 66 in 2000, and another 13 plan to join the club. The stark reality is that natural gas power generation is used to replace coal-fired baseload. We need baseload power to allow renewables onto the grid. However, Natural Gas, also a fossil fuel, is limited by pipeline supply. Hence, as everyone switches away from coal, which is currently happening, demand goes up, so prices go up and grid electricity & energy in general keeps getting more expensive.

We must reduce the volume of energy buildings need to import. We need to make them more sustainable and protect the businesses that occupy them.

Large Multi-Tenant buildings have limited roof space so HONE becomes the perfect solution for ever-increasing energy compliance standards.

This HONE solution allows the building owner to generate a significant income stream using the buildings own energy systems, thereby deleting the ever-increasing OPEX costs of heat pumps and turning the project into a powerful energy income stream. It works by sub-metering heat, hot water & electricity services to the building tenants. The tenants pay their energy bills, of which a large part will be self-generated renewable energy. This energy system results from new complex building and EU/UK building compliance requirements. However, using the HONE Thermal/Electric compliance model means it becomes a significant income, not a cost burden.

The ADVANTAGES using HONE in large scale commercial multi-tenant projects are:

  • Significantly lower CAPEX than any other nZEB or Net Zero option.
  • Instead of OPEX liabilities, your building creates a new income stream in addition to recovering all the investment made in nZEB or Net Zero compliance, a game-changer when looking at every alternative solution.
  • Faster Practical Completion.
  • Vastly Improved Energy Ratings exceeding nZEB compliance with Super nZEB, NET ZERO & PEB options.
  • Tenants will be using a significant amount of building generated renewable clean energy with over twice the efficiency of grid generated renewable energy.
  • Tenants will have lower energy bills, ultra-high comfort and pay zero carbon tax.
  • Tenancies will attract higher rents and/ or asset values

What practical differences are there with HONE versus any other nZEB or Net Zero option:

  • You can reverse all your U-Values to backstops and lower your fabric costs.
  • No requirement for toxic F-Gases, which are high in emissions as used in heat pumps.
  • No extensive OPEX retrofit program every 7 to 10 years as with heat pumps.
  • No need for reactionary maintenance teams 24 hours a day, 7 days a week.
  • No need for constant tenant/owner occupier engagement on service issues.
  • Any mechanical & electrical services are centralised systems.
  • The amount of mechanical & electrical infrastructure is significantly reduced.

While HONE solutions are based on a renewable heating & electricity energy centre, there are other advantages if the building adopts future energy systems.

  • Buildings are easily upgradable for total off-grid/micro-grid renewable power generation when grid reliance becomes an issue.

Basics of Multi-Tenant M&E design using HONE: The advances made in building regulations with enhanced airtightness mean buildings have lower space heating requirements. However, hot water and electricity consumption is rising, especially electricity, as electric cars become normal.

  • HONE Renewable Heating via LST radiator and underfloor OR SMART Radiator options are also an option.
  • HONE Renewable District HW system.
  • HONE Renewable Electricity system.
  • HONE systems can be installed in new or retrofitted into existing buildings.
  • HONE systems can be designed to do renewable cooling and DHW and Electricity production in locations where it is required.
  • The energy produced in the HONE systems produces most of the energy sold to the building tenants.
