HONE Retrofit for UK Legacy Terrace Red Brick Type Property from the 1800’s.

This case study involves the upgrade of houses No 60 XXXXXXX Street & No 32 XXXXXXX Street in XXXXXXX, Manchester and the resultant provisional design, data, measures and outcomes.

The criteria for the project involved the soft retrofit of these houses with the following criteria:

  • Very little disruption
  • Value for money
  • Low energy bills
  • Maximise existing infrastructure
  • Achieve an A EPC Rating

The retrofit of existing legacy housing stock will one of the biggest challenges over the next 30 years.

The original energy rating EPC of the properties is D.

Background, the homes currently have gas combi boiler, 3 years old with radiator heating. The solid brick walls are uninsulated. The windows have been upgraded a few years ago to double glazing. Attic insulation had previously been upgraded to 200mm. These homes are family occupied so a soft retrofit is the only viable option.

After a full analysis of the EPC data, the following measures were identified, attic insulation on ceiling to be increased to 300mm, internal wall insulation on the inside of the front wall, external insulation on the rear wall, chimney removed and roof closed and sealed, the addition of a HONE Thermal/Electric system on the roof in conjunction with the existing heating system unchanged. Total works time is approx. 3 days and a budget cost £23,000.

The following are the new provisional EPC’s of the homes after upgrade. The rating is now A 92.
