HONE Refurbishment for UK Legacy Terrace Red Brick Type Property from the 1800’s.

This case study involves the upgrade of house No 4 XXXXXXX Street,, Middlesborough and the resultant provisional design, data, measures and outcomes.

The criteria for the project involved the soft refurbishment of this house with the following criteria:

  • Very little disruption
  • Value for money
  • Low energy bills
  • Achieve an A Net Zero Energy Rating

The retrofit of existing legacy housing stock will one of the biggest challenges over the next 30 years.

Background, this  house is currently stripped bare and has no occupants. The solid brick walls are uninsulated. The whole house needs to be upgraded.

The original energy rating EPC of the properties was G 20.

 

Social Refurbishment to beyond Net Zero

 

After a full analysis of the EPC data, the following measures were identified, attic insulation,, internal wall insulation on the inside of the front wall, internal or external insulation on the rear wall, they addition of a HONE Thermal/Electric system on the roof for renewable hot water production & electricity generation. The new heating system will consist of a SMART WiFi electric radiator system. Budget cost £28,000 for the direct EPC measures. Other measures such as re-wiring, re-plumbing and any other refurbishment costs are a subject of specification and material choice.

The following is the new provisional EPC of the home once upgraded. The rating is now beyond Net Zero and is Net Zero PLUS.  – A 109 EPC Rating.
